Key Responsibilities
1. Building Operations & Maintenance
- Lead the planning, implementation, and supervision of building operations
- Manage preventive maintenance programs (e.g., CMMS systems), maintenance contracts, CAPEX planning, and cost containment strategies.
2. Safety, Health & Regulatory Compliance
- Ensure strict compliance with Malaysia’s statutory requirements—including OSH Act, Factories and Machinery Act, Bomba fire regulations, etc.
- Collaborate closely with safety officers to support training, fire drills, and issuance of certificates (e.g., Bomba).
- Conduct safety audits, building inspections, and risk assessments in alignment with MS 1722:2011 Occupational Safety & Health Management Systems.
3. Incident Management & Continuous Improvement
- Implement mechanisms for reporting, investigating, and learning from workplace incidents, accidents, or near-misses, in line with OSH reporting requirements.
- Monitor safety performance metrics and formulate action plans to drive continuous safety improvements.
4. Team & Stakeholder Management
- Lead, coach, and supervise building maintenance staff and third-party contractors. Conduct performance reviews, training, and development initiatives.
- Manage tenant or client relationships, respond to feedback and complaints, and maintain professional representation.
5. Administrative & Financial Duties
- Prepare operational reports, manage budgets and financial projections, and contribute to strategic decision-making.
- Handle tenancy-related administration such as tenancy agreements, lease matters, or insurance.
Qualifications & Experience
- Diploma or degree in Facilities/Building Management, Engineering (Civil, Electrical, Mechanical), or related discipline.
- Minimum of 5 years’ experience in building facilities management, preferably with added exposure to safety or OSH responsibilities.
- Strong knowledge of Malaysian building codes, fire safety standards (Bomba), OSH legislation, and MS 1722:2011.
- Exceptional leadership, problem-solving, communication, and multilingual (English & Bahasa Malaysia) skills.
