Overview:
The Building Manager is responsible for the day-to-day management of the building’s infrastructure and building systems while overseeing tenant renovation works to ensure design compliance, safety, and timely handovers. This role ensures the property operates at optimal standards and that tenant align with brand and regulatory expectations.
Key Responsibilities
Building Operations
- Oversee the maintenance and functionality of all M&E systems, HVAC, elevators, plumbing, and lighting.
- Supervise building operations including cleaning, security, landscaping, pest control, and general repairs via appointed vendors.
- Conduct regular site inspections to ensure cleanliness, safety, and operational excellence across all common areas.
- Implement preventive maintenance plans and manage asset lifecycles.
- Monitor utility consumption and recommend energy-efficiency initiatives.
- Ensure compliance with all regulatory requirements (e.g., Bomba, OSHA, building certifications).
- Lead emergency preparedness efforts and coordinate fire drills and safety training.
Tenant & Stakeholder Engagement
- Serve as the go-to person for tenants on all building-related issues, ensuring timely follow-up and resolution.
- Work closely with Leasing, Marketing, and Events teams to support tenant launches, activations, and special setups.
Financial & Admin
- Assist with budgeting and monitoring of Operating Expenditure (OPEX) and Capital Expenditure (CAPEX) related to building operations.
- Manage vendor contracts and service level agreements.
- Maintain detailed records for maintenance, repairs, and compliance inspections.
Requirements
- Diploma or Degree in Building Services, Facilities Management, Engineering, Architecture, or a related field.
- 4–6 years of experience in property or building management, preferably in commercial or retail environments.
- Familiarity with local building codes, M&E systems, fire safety regulations, and authority approvals.
- Excellent coordination and communication skills to manage multiple vendors and stakeholders.
- Proactive, problem-solving mindset with strong organizational ability.
- Willing to work after-hours or weekends if required during building events.
Job Types: Full-time, Permanent
Pay: RM7,000.00 - RM10,000.00 per month
