Job Summary : The Maintenance Manager is responsible for overseeing the
maintenance and preservation of the hotel's facilities, ensuring that all
systems, equipment, and structures are functioning at their best while
maintaining the heritage integrity of the property. This role requires a
hands-on leader who is passionate about maintaining the hotel's
historical charm while ensuring modern standards of comfort, safety,
and functionality for guests and staff. The Maintenance Manager will
work closely with other departments to ensure that all preventative
maintenance, repairs, and upgrades are conducted in a timely, efficient,
and cost-effective manner.
Main Responsibilities:
1.Maintenance Management and Operations:
- Oversee and manage the hotel’s maintenance operations, ensuring that all systems (HVAC, plumbing, electrical, and mechanical) are in working order.
- Ensure that the hotel’s physical property, including all historical buildings and structures, is well-preserved and properly maintained, adhering to preservation standards and guidelines.
- Supervise a team of maintenance staff and assign tasks for both routine and emergency repairs, ensuring that maintenance operations run smoothly and efficiently.
- Ensure the building’s safety systems (e.g., fire alarms, smoke detector, emergency exits) are functional and meet safety regulations.
2. Preventive and Corrective Maintenance:
- Develop and implement a comprehensive preventive maintenance program for all hotel systems and equipment to minimize downtime and prevent costly emergency repairs.
- Perform routine inspections of all hotel areas, including guest rooms, public spaces, back-of-house facilities, and heritage assets, to identify any potential issues and recommend corrective actions.
- Monitor and manage the repair and maintenance of both modern and heritage infrastructure, balancing the need for repairs with the preservation of the building’s historical character.
3. Heritage Property Preservation:
- Work closely with heritage experts and consultants to ensure that all maintenance activities comply with heritage preservation guidelines and standards.
- Ensure that any work or upgrades conducted in the hotel’s historical areas are done in a way that preserves the building's unique charm and historical elements, with minimal impact on its integrity.
- Coordinate with contractors and specialists to handle the repair or restoration of heritage features, including architectural details, vintage fixtures, and other period-specific materials.
4. Team Leadership and Staff Development:
- Supervise and lead the maintenance team, providing training, guidance, and support to ensure they are knowledgeable about both modern maintenance practices and the special requirements of working in a heritage property.
- Create and maintain schedules for staff assignments, ensuring that tasks are completed in a timely manner and in alignment with the hotel’s operational needs.
- Conduct performance reviews, provide feedback, and foster a positive work environment for all team members.
5. Budgeting and Cost Control:
- Develop and manage the department’s annual maintenance budget, ensuring efficient use of resources and cost-effective solutions for repairs and upgrades.
- Track and report on expenses, ensuring maintenance costs stay within budget while maintaining the high standards of the hotel.
- Source and manage suppliers, contractors, and vendors, ensuring that all materials and services are of the highest quality at competitive prices.
6. Health, Safety, and Compliance:
- Ensure that all maintenance operations comply with health, safety, fire, and environmental regulations and standards, as well as any local government regulations or heritage-specific guidelines.
- Conduct regular safety inspections and risk assessments to identify hazards and implement necessary corrective actions.
- Ensure proper documentation for all compliance, inspection, and safety records as required by law or internal policies.
8. Coordination with Other Departments:
- Collaborate with the Housekeeping Manager, Operations Manager, and other department heads to address maintenance concerns and ensure that the hotel’s facilities remain operational and guest-ready at all times.
- Assist with special projects or renovation efforts as needed, ensuring smooth coordination between departments during upgrades or refurbishments.
9. Possess strong knowledge of hotel maintenance systems, including HVAC, electrical, plumbing, and mechanical systems, along with an understanding of the unique needs of heritage buildings.
- Proven ability to balance modern maintenance techniques with the sensitivity required for preserving historical properties.
- Excellent leadership skills, with the ability to manage and motivate a team in a dynamic and high-pressure environment.
- Experience working with contractors, vendors, and heritage preservation experts.
- Strong problem-solving abilities, with a proactive and hands-on approach to issues as they arise.
- High attention to detail, especially when it comes to maintaining the integrity of the hotel’s heritage aspects.
Job Types: Full-time, Permanent
Pay: RM3,000.00 - RM4,500.00 per month
