Job Purpose
Support, coordinate and monitor the mechanical and electrical team on the operation and maintenance activities. Responsible for receiving, storing, and issuing materials, tools, equipment, and products in an efficient and organized manner to support smooth operations.
Job Responsibilities
- To prepare related proposals, reports, presentation materials, claim supporting documents, CMMS data analysis, provide technical issues solution and attend any relevant meeting (if any).
- Safety, Health and Environment - Assure safe, healthy and efficient operation of equipment and working environment. Inspect external subcontractor tools/PPE, inspect work practice before approving Work Permit.
- Assist all M&E Executive such activities on periodic site inspection, monitoring, follow up any work execution (in house / out-sources) and keep good relationship with Clients / Tenants.
- Assist all M&E Executive to plan, execute and follow up the Operation & Maintenance activities; ad –hoc, corrective maintenance, Planned Preventive Maintenance and including to manage operation technician movement, train, monitoring, evaluate work assigned, work order, and to monitor work order status in CMMS.
- Assist all M&E Executive to prepare the scheduling, checklist, check, verify and review check for improvement on Planned Preventive Maintenance works carried out by technicians / third party contractors. To ensure all related documents on Preventive Maintenance record keeping in order and update to Asset Manager.
- Assist all M&E Executive to plan and identify any parts / items to purchase, request quotations from suppliers / contractor, prepare PR and get approval signatory from Asset Manager.
- To share the updated information on the company matters which includes as motivation to subordinate (if any).
- To perform any others related functions and activities as assigned / directed by company.
- Receive and inspect incoming stock and materials for quality and quantity.
- Organize and maintain inventory in the store, ensuring items are stored safely and in an accessible manner.
- Issue materials and supplies to authorized personnel as per requisitions.
- Conduct regular stock counts and reconcile physical inventory with records, report discrepancies.
- Coordinate with suppliers and logistics teams for timely delivery and dispatch of goods.
- Ensure the store area is clean, safe, and complies with health and safety regulations.
- Assist in procurement by advising on stock requirements and reorder levels.
Requirements
Education/ Professional Qualification
- Possess engineering degree, or degree in facilities management or any related qualification such as engineering, management or business studies, relevant professional qualifications, or
- 3 years’ experience as an Executive in Facilities Management, M&E operation, inventories management, or related role.
Professional Experience
- Experience in building facilities / maintenance
- Experience on the troubleshooting and any technical issues.
- Experience in HVAC system, electrical system /control room system
- Experience of planning and managing on budgeting, reporting on facilities / building operating.
- Experience of reporting and monitoring to tight deadlines
- Ability to work independently and as part of a team
- Good organizational and multitasking abilities
- Experience in liaising with suppliers and vendors for timely procurement and delivery of M&E materials, negotiating prices and terms to optimize costs.
- Support project teams by providing technical input on M&E materials specifications and availability during planning and execution phases.
- Assist in troubleshooting mechanical and electrical system issues and coordinate with maintenance teams for repairs and preventive maintenance.
