Job Purpose
Strategize, lead and manage all leasing activities to achieve best properties (overall performance in terms of leasing revenue stream and occupancy rate) aligned with business objectives and governance.
Main Accountabilities
Strategy and Planning
- Lead and manage the formulation of the comprehensive leasing strategies including research data collection, customer segmentation, rental rates setting and office space optimization in maximizing rental revenue, and return on investment.
Operational excellence
- Direct, drive and lead the implementation of leasing aspects through tenant sourcing, commercial building space planning, tenant retention initiative, to ensure the profitability of the business portfolios.
- Drive in procuring and/or maintaining quality tenants (external tenant) via strategic marketing activities and engagement with tenants to maximize building occupancy level with good return on investment, long term relationship and business continuity.
Stakeholder management
- Strategize and develop engagement plans to effectively performs leasing duties.
- Foster collaboration with inter-department team including marketing, parking management, project team, facilities management, finance, legal etc. in delivering sales and leasing roles.
- Establish relationship with external stakeholders (tenants, service providers, authorities) to ensure good customer retention and business support
Performance monitoring and reporting
- Monitor and evaluate property market trends, government policies affecting property industry and internal budget/financial/cost structure as well as drive to take corrective actions/enhance leasing strategies to improve performance.
- Consolidate sales and leasing performance and provide timely report to management.
Requirements
- Minimum of 10 years of working experience handling commercial and residential real estate and/or property investment.
- Possess strong business connection within area of expertise i.e real estate industry.
Academic Qualifications:
Bachelor's Degree in Real Estate/ Property Management/Estate Management or Business Studies or equivalent
Domain Experience:
- Experience in relevant business arears particularly in property industry
- Possess Professional qualifications i.e Property Valuer, Property Manager, Estate Agents as well as having marketing knowledge/experience would be an added advantage
- Preferably candidates from other property developer/property real estate agent.
